Design and Structure
  • Architecturally designed, framed structure to withstand the natural calamities like earthquake.
  • 6” inches thick cement block work for external walls and 4" thick cement block work for all internal walls.  
  • Plastering for internal and external walls with cement mortar in the ratio of 1 : 4.
Doors & Windows
  • Main Doors : Teak Wood frames with Paneled teak wood shutters provided with Godrej or equivalent lock, tower bolt and aldrop for additional locking arrangement. Main Door will be polished with Melamine Coat.
  • Other Doors : Well treated and seasoned country wood frame with skin doors painted on both side and water proof doors for bathrooms.
Windows & Ventilators
  • Well treated and seasoned country wood frames and shutters with glass of 5 mm thick and MS Grills in uniform pattern.
  • Handles, Tower Bolt and Window Stays will be provided.
Flooring & Tiles
  • 2 x 2 Vitrified tiles for entire floor except Toilets.
  • 12" x 12" Anti Skid Ceramic Tiles for Toilets.
  • Skirting will be provided to height of 3 inches from the floor level with contrast colour.
  • For Kitchen, wall tiles will be provided with the height of 2 feet from the kitchen platform.
  • For Toilet, Glazed Tiles will be provided for a height of 7 feet.
Plumbing /Sanitary ware /CP Fittings 
  • Concealed CPVC Pipe waterline for all toilets and kitchen and blue threaded PVC Pipe for open water lines.
  • Heavy Duty PVC pipe for wasteline and drainage line.
  • EWC / IWC of Parryware or equivalent make, water closet and wash basin for toilets.
  • Metro or equivalent Chromium Plated fittings like Two in one wall mixer tap for all toilets.
  • Provision of Geyser in all Toilets. 
Electrical / Wiring & Fittings
  • 3 Phase concealed wiring with manual rotary switch and adequate number of MCB will be provided.
  • Modular switches of Ellyes / Anchor Roma or equivalent will be provided.
  • Television & Telephone point will be provided in the hall and for the Master Bedroom.
  • Air condition Provision will be provided for all bedrooms.
  • In Kitchen, 2 Nos of 15 amps points and 3 Nos. of 5 amps point will be provided for Fridge, Grinder, Aqua Guard and for Microwave oven. 
Kitchen
  • Kitchen Platform will be provided with Black Granite of 2 feet wide and stainless steel sink with drain board (Diamond Brand).
Painting & Polishing
  • Main Door will be polished with teak wood furnished Melamine coat.
  • For Internal Doors & Windows and grill will be painted with enamel paint.
  • Wall will be painted with one coat of Primer and 2 coats of colour wash of emulsion paint  with 2 coats of putty.
General
  • Borewell : One / Two borewells will be provided with the adequate depth.
  • Sump (UG) : One UG Sump will be provided with the capacity of 15000 litres.
  • Overhead Tank : Adequate capacity as per standard comprising of two compartment with provision to draw form sump into one and from auxiliary source like Borewell and Shallow well.
  • 6 Passenger Lifts will be provided for all blocks.
